About Client

About Position:
 
To setup the guideline of property management and maintain it with Goodman standard.
To ensure effective and efficient management operations within the portfolio with special emphasis on customer services and portfolio presentation.
 
 
Position Requirement:
 
Administration
 
  • To serve as a bridge between head office and site office to handle all issues on operations raised from property managers and leasing managers.
  • To liaise with consultants of various disciplines on matters relating to the well-being of the portfolio.
  • To arrange for all tenders and maintenance contracts on building services / facilities.
  • To review all templates of forms and circulars on building operations regularly.
  • To review current and set up new procedures for building operations.
  • To review procedures and arrangements on procurement of tools, equipment and materials for building management use.
  • To accompany property manager to meet with tenants / occupants on building operations issues.
  • To work with property manager on work progress of building refurbishment and tenancy reinstatement.
  • To prepare consolidated monthly operations reports for senior management’s review.
 
Building Operations
 
 
  • To monitor the performance of direct building staff and third party manager’s staff and investigate into staff issues.
  • To continuously review building staff structure and recommend means to contain headcount and cost.
  • To plan and arrange trainings for building staff.
  • To be responsible for takeover of new buildings including working with the HR team on staff recruitment.
  • To liaise with relevant government department, public utility companies, neighbouring building management companies and community organizations on matters relating to the well-being of the portfolio.
  • To review and upgrade as necessary all building security system and equipment.
  • To handle issues on insurance claims and review incident reports prepared by Warehouse Managers.
  • To monitor health and safety issues of on-site operations including in-house technical staff and contractors.
  • To act as ad-hoc building in-charge in the absence of Warehouse Manager to maintain an uninterrupted building operations and customer services to occupants.
  • To work with Development Team on issues on pre-takeover of development site.
  • To work with Development Team on physical management operations of development site as necessary.
  • To organize and co-ordinate property tour for investors and VIPs.
  • To carry out weekly visit to all buildings to comply with statutory requirement.
  • To check into building operation procedures and cash receipts to prevent non-compliance.
